England’s Home Building Fund for SMEs Extended with £700m Boost
Small and medium-sized housebuilders in England can continue to access dedicated financial support, following the government’s decision to extend the Home Building Fund for SMEs.
An additional financial package of up to £700 million has been confirmed for the initiative, which aims to spur economic growth and support the construction of tens of thousands of homes.
Originally set to close in March 2025, the programme will now continue, offering loans of £250,000+. Smaller loans will also be available for innovative housing projects and serviced plots for custom builders.
The extension is part of the government’s broader Plan for Change, which seeks to build 1.5 million new homes over five years. It is expected to deliver an additional 12,000 homes, complementing the 42,000 homes already on track through the existing Fund.
Eligible applicants include private sector housebuilders, custom builders, and regeneration specialists. The Fund, managed by Homes England, provides direct loans and lending partnerships to businesses that might otherwise struggle to secure credit.
This move aligns with the government’s updated National Planning Policy Framework, which reinstates mandatory housing targets for councils. By addressing funding barriers, the initiative aims to empower smaller housebuilders to increase housing supply, support job creation, and stimulate economic growth in key areas.
Applications are open to businesses building new homes or preparing development sites in England.
