West Midlands Futures Fund Opens Call for Development Projects

Public sector investment and support are available for significant projects across the West Midlands

The West Midlands Futures Fund provides a coordinated route to public sector investment and support for significant residential, commercial and mixed-use developments. It brings together £3.8 billion in public-sector investment and backing for development, regeneration and economic growth.

The initiative operates as an umbrella for several investment programmes rather than as a single restricted pot. Project sponsors can submit proposals for consideration against different sources of finance through one coordinated process.

Support may include senior or mezzanine debt, equity or co-investment, recoverable grants and other financial interventions. The form of support will depend on a project’s location, scale, strategic contribution, delivery readiness and evidenced funding needs. Each participating investor will retain its own eligibility requirements, approval procedures and investment decisions.

Developers, landowners and other project sponsors can apply by submitting an Expression of Interest. Projects must be located within one of the WMCA’s seven constituent local authorities and align with the sectors and regional priorities in the West Midlands Growth Plan.

Eligible proposals must demonstrate a credible promoter, site control and a viable route to delivery. They must also identify an evidenced viability, infrastructure, funding or delivery barrier and show that public-sector intervention is necessary and proportionate. Applicants should provide a realistic delivery programme and explain how investment would help attract private finance.

Projects must include either a residential development of at least 200 dwellings or a commercial or employment-generating element with a minimum total development cost of £20 million. The latter must align with the Growth Plan’s sectors and regional priorities.
